Challenges

  • First floor vacant space with no lobby identity had dated finishes.
  • Ownership was rethinking building amenities including under-sized and under-utilized sundry shop in the lower level.

Solution

  • Leasing and management recommended the sundry shop be relocated to first floor vacant and be expanded into a deli and tenant lounge. Clarion completed a feasibility study that allowed accurate planning and budgeting in advance.
  • Clarion’s on-time and on-budget execution delighted the management team as well as the tenants. The new design and updated finishes are now a highlight on leasing tours and covered amenity by potential lessees.
  • Finishing touches: in addition to the construction shown here, Clarion assembled new deli furniture and coordinated installation of WiFi and cable.
